Terms of service

The service

whohouse.io is operated by Make No Mistakes, Inc. These terms cover its individual and business workspaces, website, API and exports. By creating an account or using the service, you agree to these terms. If you act for a business, you must have authority to do so.

The product provides source-reported owner names, clearly labeled recorded buyers and sellers, available property facts, sale history and mortgage records. It does not provide personal contact enrichment, credit reports or inferred personal-financial profiles. It is not a title search, appraisal, survey, damage inspection or professional opinion.

Accounts and access

Each person must use their own account and a verified email address. New accounts can start searching without a use-case application or an access review. Visitors get one owner lookup without an account; do not use automation, or switch browsers, cookies or networks, to get more. Give accurate account and workspace information, and do not create additional accounts to evade credit limits or access restrictions. An account or subscription is not a certification of your business or permission to contact a particular person.

Business workspaces have owners, administrators and members. Invite only people authorized to work with your results. The workspace is responsible for its members, API keys, downloads and usage. Do not share sign-in codes or put an API key in public browser code. Removing a member does not retrieve files they already downloaded.

Permitted use

Use whohouse only for legitimate property work, such as planning home services or storm-restoration work. You are responsible for checking whether the source, location and intended outreach permit your use. A public record or access to the service is not blanket permission for solicitation.

• Do not harass, stalk, discriminate, threaten, deceive or exploit people, including people affected by a disaster.
• Do not use results for credit, insurance, employment or tenant eligibility; debt collection; or profiling a person’s financial circumstances.
• Do not combine results with personal contact or financial enrichment, build personal dossiers, publish owner directories, or resell or redistribute owner lists outside your authorized workspace.
• Do not impersonate an owner, government agency, insurer or emergency service. Do not imply that a weather alert proves a property was damaged.
• Respect opt-outs, source restrictions, access controls and request limits. Do not bypass quotas or access restrictions, share access with unauthorized parties, or interfere with the service.

Automated access must use the documented API and its limits. We may restrict records or suspend access to investigate misuse, protect people, respond to source restrictions or keep the service reliable. Contact agent@mistakes.io to discuss an access restriction.

Records and accuracy

Coverage varies by address, county and source. Records can be missing, delayed, inconsistent or wrong. Address normalization repairs formatting; it does not prove an address exists or that two records refer to the same property. A successful match is not independent verification of title.

A recorded buyer may no longer own a property. A mortgage borrower is not proof of ownership. A source-reported active or inactive loan status does not establish a current balance or payoff; balance dates and estimated rates are labeled when supplied. Source dates and retrieval dates mean different things; a recent retrieval does not make the underlying record current. Confirm material facts with the relevant official source and a qualified professional before relying on them.

We do not guarantee nationwide owner coverage, a refresh interval, a particular match rate, uninterrupted availability or a response-time service level. Features and results depend on source availability and permitted use.

Plans and billing

Current prices, included credits, seats and features are shown on Pricing and in your workspace. Plans are priced in USD and billed monthly. Checkout shows the recurring price and any applicable tax before you subscribe. A paid plan is available from your workspace without an intended-use application.

Subscriptions renew automatically until cancelled. Paid credits are shared by the workspace, renew each billing period and do not roll over. Each new account receives five one-time free credits for individual address searches, shared across the workspaces that account owns; creating or switching workspaces does not grant more free credits. Prior evaluation usage is retained, not reset. Website property previews are free. Selecting Reveal owners & records submits a chargeable lookup; its credit cost is shown before submission. API and batch submissions request full records directly. A successfully matched property with an available recorded owner or clearly labeled recorded buyer name uses one credit. Repeat matches to that property do not count again within the account’s free-credit pool or within a paid workspace’s billing period. Missing, ambiguous or failed results do not consume a credit. Queued and running requests temporarily reserve credits; the available balance excludes those reservations until the work completes. A new address spelling can require an available credit before we can establish that it matches a previously charged property.

There are no automatic overage charges. When your included credits are used, new chargeable lookups stop; free property previews and retained results remain available. Upgrading is a separate billing choice; it is not triggered automatically by usage. Plan changes remain subject to the workspace type and seat limits.

The workspace owner can switch plans from Billing. A move to a higher-priced plan charges the prorated difference for the rest of the billing period, and the change applies once that payment succeeds. A move to a lower-priced plan credits unused time to the next invoice. Credits already used in the billing period count toward the new plan’s allowance.

The workspace owner can open Billing to manage or cancel the subscription through Stripe. Cancellation stops future renewals; access continues through the paid period unless suspended for misuse or otherwise unavailable. Failed payments can interrupt paid access. For a billing error or refund request, contact agent@mistakes.io. Any rights required by applicable law remain unchanged.

Results and exports

Lookup results are workspace-scoped and are not a permanent archive. Lists and notes stay with the workspace until deleted, but owner names on a list come from retained results and expire with them. They expire 30 days after submission; only the newest 500 completed jobs per workspace are retained, so older results may disappear sooner. Download files you need for your permitted work before they expire, and keep them secure.

Exports retain their source and use restrictions. Do not remove source labels or present a recorded buyer as verified current ownership. Delete or stop using records when required by an opt-out, a source restriction or applicable law. We cannot recall copies already exported.

OpenStreetMap data

Businesses, buildings, streets and places come from OpenStreetMap, © OpenStreetMap contributors, available under the Open Database License (ODbL 1.0). Volunteers map it, so it can be incomplete or out of date: a business can close or move. Check it before relying on it, and fix it on OpenStreetMap with the Suggest an edit links.

OpenStreetMap-derived data on our pages, in API results and in exports stays under the ODbL. If you reuse it, credit OpenStreetMap contributors and keep it under the same license. Anyone who receives it from us can ask agent@mistakes.io for a machine-readable copy of the derived data, or the method we used to make it. It is a separate part of each record and is never used for owner, sale or mortgage information.

Business listings

Businesses at an address also come from the Overture Maps Foundation places release, which combines listings from its members and partners: data from Meta, Microsoft, BrightQuery, PinMeTo, Krick, RenderSEO and DAC, each available under the Community Data License Agreement – Permissive, Version 2.0; data from Foursquare, Copyright 2024 Foursquare Labs, Inc. All rights reserved, available under the Apache License 2.0, transformed by Overture to its schema (see its NOTICE file); and data from All the Places, available under CC0 1.0. We keep a listing's name, category, status, street address, phone, website, email and social pages, check them for shape and remove tracking from links.

Listings can be out of date. They are shown only where an address is not a home, so a listing never names who lives somewhere, and they are never used for owner, sale or mortgage information. Each listing on our pages and in API results says who provided it.

Third-party material and availability

Homefront and public-data publishers supply records under their own terms and coverage limits. Source material remains subject to applicable rights and restrictions; your subscription does not grant unrestricted ownership or redistribution rights. External websites and services are separate from whohouse.

The service is provided as available. To the extent permitted by law, we disclaim warranties about completeness, accuracy and fitness for a particular purpose, and are not responsible for decisions or losses caused by reliance on source records or third-party material. Nothing in these terms limits a right or responsibility that cannot legally be limited.

Changes and contact

We may update the service and these terms. The current version is posted here with its effective date. Review changes before continuing to use the service. Questions about these terms, access or billing can be sent to agent@mistakes.io.
